EVENDALE MUNICIPAL BUILDING
The special Evendale Planning Commission (EPC) meeting that was recessed June 4, 2005 was reconvened at 4:30 PM on June 8, 2005 with EPC members Jim Guthrie, Chairperson, Dick Shaffer, Secretary, Michael Schwartzman, Chris Schaefer, Council representative, and Susan VanAmerongen
present. James Jeffers, Village Engineer, and Linda Fitzgerald, Consultant on Economic Development
were present for the Village. Anchor Properties was present with Matt Grever, Mike Ricke, and Anne McBride along with CESO’s Debra Sullivan. Several residents were also in attendance.
CONTINUING BUSINESS
This EPC attention was aimed at the Wal-Mart site development and the seven areas that had previously been identified. The detailed list of questions in these areas was discussed among the EPC with some comments from Anchor. Jack Cameron has the detailed list for which Anchor and CESO (Wal-Mart) will provide responses for the June 16th meeting. The detailed list is attached to these minutes.
The meeting was recessed at 7:30 PM to be reconvened at 4 PM on the 16th of June prior to the regular EPC meeting scheduled to begin at 6 PM.

Comment List for Submittal #1, May 2005
1) Traffic/Access
· Pharmacy drive thru flow
· Fuel center detail for traffic flow (exiting pattern, general location)
· Driveway to main street on northeast of site, cutting through crosswalk
· Access to parking area north of fuel center conflicting with direction of traffic flow in adjacent internal parking lot travel lane
· Retention basin location, east of roadway possible
· Parking lot egress in east focused on area around fuel center
· Auto repair area details (flow, parking, access)
· Truck access and turn-around
2) Legal/Marketing
· Same deed restrictions as stated in PBD review #1
· Seasonal outdoor sales as conditional use
· Seasonal outdoor sales (layout, structures, details)
· Outdoor displays/storage (fuel center, pharmacy, auto, etc.)
